Accessing, browsing and using the website www.casarates.com implies full acceptance of these General Terms & Conditions of Contract. If the User or Client does not agree with these terms, they must refrain from using the services offered.

Casarates may receive commissions from partner financial institutions without this implying any additional cost to the Client, pursuant to Article 28 of Law 5/2019 on Real Estate Credit Contracts.
In accordance with consumer protection regulations on financial intermediation (Law 2/2009), after delivering the quarterly information sheets and the proposed contract, the Client has a period of ten (10) business days to reflect before formalising the intermediation contract.
The Client has the right to expressly waive this reflection period if they wish Casarates to start the search and negotiation immediately. Such waiver shall be formalised by signing a specific annex to the contract, allowing the immediate start of the brokerage service.
The Client has the right to withdraw from the contract within a period of fourteen (14) calendar days from its signature, without providing any justification and without any cost.
Pursuant to Article 103 of the Spanish General Consumer Protection Act (LGDCU), the right of withdrawal does not apply once the service has been fully performed. By requesting the immediate start of the service (by waiving the reflection period under point 4.2), the Client accepts that, once the search or advisory mission has been completed, they lose the right to withdraw regarding the fees incurred.

Furthermore, Casarates shall not be liable for delays or denials caused by the client's failure to provide required documentation or by changes in banking policies beyond our control.
The client acknowledges having received clear information about the risks associated with foreign currency fluctuations (if applicable), interest rate variations, and early repayment penalties as set out in the Spanish Mortgage Law.
These General Terms & Conditions of Contract are governed by Spanish law. The parties submit to the jurisdiction of the courts of Barcelona (Spain), waiving any other jurisdiction that might correspond to them.
Applicable regulations: Law 5/2019 on Real Estate Credit Contracts, Law 2/2009 on Mortgage Intermediation, LSSI-CE, GDPR 2016/679, and Spanish Organic Law 3/2018 on Data Protection.
